4Val’s estimates are primarily based on sold price data, including information from the
Property Price Register Ireland (PPR). However, the PPR is typically at least six months
out
of date, meaning that the data used for valuations does not reflect the most recent
property
transactions or current market conditions. As a result, valuations may not fully capture
real-time price changes, sudden market shifts, or more recent property sales.
4. Limitations of Accuracy
The estimates produced by 4Val are based on algorithmic calculations, historical data,

market value of a property. The time lag in sold price data may further affect valuation
